Tribeach led several complex negotiations to acquire five contiguous properties and development rights. The total property amassed to a zoning floor area of 256,866 square feet that was to be built on a 24,992 square-foot development lot. The site had been pursued by many developers because of its size and location at the nexus of some of Manhattan’s most compelling neighborhoods: Midtown, Times Square, and Hell’s Kitchen.

Tribeach completed the pre-development work, which included vacating and demolishing the existing buildings, and then developed plans and filed new building applications. After Riu Group purchased the site, Tribeach remained involved as a fee developer and managed the development of a new four-building complex, which included  647 hotel rooms, three retail spaces, an apartment building and a townhouse.
